The Shah Collection acquires and restores rare Moroccan palaces, then opens them to a small circle of co-owners — never more than eight per estate. Each property is sourced privately, restored by master craftsmen, and operated as a fully serviced private residence. The result is something that does not exist elsewhere on the market: the prestige of palace ownership, the returns of a managed asset, and the freedom of a place that is genuinely yours.
Each palace is hand-selected for its location, architectural integrity, and long-term value. We acquire only properties that meet our standards — and we walk away from the rest.
Eight co-owners per palace. No more. The circle is intentionally small, the transactions intentionally rare, and resale is offered first to existing owners.
Acquisition, renovation, furnishing, staff, rental management, fiscal handling — handled end-to-end by The Shah Collection and its trusted partners. You own. We operate.
“More than investment. More than luxury.
A curated community where lifestyle and wealth grow together.”
One-eighth of full ownership in a palace that funds its own operation. You earn rental income on the weeks you don't use. No recurring charges, no management duties, no operational headaches.
Moroccan SARL structure. Detailed shareholders' agreement. Full capital repatriation legally protected. Notarial and fiscal guidance throughout. A market with sustained appreciation and structurally limited foreign access.
Six weeks each year in a private one-hectare estate, with dedicated staff, on-call chef, and concierge service. You are not a guest. You are home.
A one-hectare private estate at the gates of Marrakech, conceived to honour the architectural heritage of Morocco while integrating the most demanding standards of contemporary comfort. Restored by a hand-picked consortium of master craftsmen and artisans, every detail aligns historical authenticity, refined aesthetics, and modern comfort. Seven en-suite bedrooms, a heated and illuminated pool, a traditional hammam, a private wine cellar, a 120-metre water well securing full autonomy, and solar panels powering the estate.

A signature scent. A soundtrack tuned to slow you down. A staff trained in the most refined Moroccan hospitality.
Palais Shahzada does not imitate a hotel.
It creates a place where you stop being a guest.

Each year, you select your weeks through a dedicated app. Unselected weeks are rented to a curated luxury clientele, generating net income distributed annually.
Your rights as a co-owner are defined and protected. Full capital repatriation is legally secured. Notarial and fiscal counsel is provided throughout.
The Shah Collection assists with valuation and resale, ensuring continuity within a curated ownership circle.

Laurence personally accompanies every investor — from the first conversation to the moment the keys are handed over. Her knowledge of the Moroccan market, her network of artisans, and her uncompromising eye for detail define the Shah Collection signature.
She believes that true luxury is private, considered, and human. Every decision at Palais Shahzada — from the choice of a craftsman to the rhythm of a guest's first morning — flows from that conviction.
A first private exchange to explore the concept, the palace, and to determine whether ownership is a mutual fit. No pressure — only clarity.
If alignment is confirmed, you are invited to Marrakech for a two-day immersive visit. Experience the palace firsthand. Where relevant, meet with our notary and fiscal expert, and receive assistance opening your local bank account.
Sign the shareholders' agreement. Transfer a 20% reservation fee into a third-party escrow account.
Transfer the remaining 80% up to two weeks before the deed of sale. Receive regular updates throughout the renovation. Estimated delivery: March 2027.
"You shall feel no pressure at any stage of the process."
You acquire shares in a Moroccan SARL that owns the palace outright. A detailed shareholders' agreement defines your rights, the governance of the SARL, the rules of usage, the distribution of rental income, and the conditions of resale. The structure is built specifically to protect international co-owners and to secure full capital repatriation.
None on a personal level. The estate operates as a self-financing asset: rental income from the weeks you don't use covers staff, maintenance, utilities, accounting, fiscal duties, and syndicate management. Major capital expenses are governed by the shareholders' agreement and shared transparently.
Through a dedicated app designed for fairness and flexibility. Each owner selects their preferred weeks in rotating priority cycles. You may choose to use all six, rent them all, or split — and the choice can change every year.
Resale is supported by The Shah Collection. Existing co-owners hold a priority purchase right. If they decline, your share is offered to our curated network of qualified investors. We assist with valuation and the legal handover.
The legal structure is designed from the outset to allow full capital repatriation. Funds are channeled through a regulated process with notarial oversight. We connect you with fiscal and legal experts familiar with cross-border ownership for European, UK, and US investors.
Acquisition of the property, premium renovation by master craftsmen, complete furnishing to the standard shown in the brochure, and the first full year of operating expenses. There are no hidden fees and no surprise call for funds at delivery.
They depend on your country of residence. During the Journey of Discovery, we connect you with qualified fiscal advisors who specialize in Moroccan property held through SARL structures by non-residents. Most of our owners are European, but we accommodate other jurisdictions on a case-by-case basis.
No. A timeshare grants you a right of use; you own nothing tangible. Here, you own one-eighth of a real estate asset through formal company shares — with voting rights, dividend rights, resale rights, and full legal protection. Usage is one of several benefits, not the product itself.
Opportunities are limited and demand is sustained. Should the Palais Shahzada shares be fully allocated by the time you reach out, you will be among the first informed of the next Shah Collection estate.
